DVC offers little help to owners when it’s time to sell and leaves owners struggling to find their own way to sell their Deeds if that time comes OR they offer you pennies on the dollar to buy it back from you, if at all. Which is why we branched out here in CA to have a West Coast presence and service our West Coast families.

There are no upfront fees. If anyone charges an upfront fee, most likely it’s a scam.

Our team at Disney’s Best Kept Secret ONLY makes money when the contract is sold. All the marketing costs associated with selling your DVC membership are paid by us.

Our low commission rate of 7.5% is way under the industry standard and we’re all about giving our members the best value we can!

There is no predetermined sales time when it comes selling a Deed, just like on a regular home sale.

Key factors that affect the amount of time it takes to sell a property include: Resort, Deeded number of points, Price, Points available, etc.

Once the DVC contract has been properly signed and the deposit received, closing typically takes place within 45-65 days. Please consult with one of our agents for a better time frame for your particular resale.

Typically, all paperwork is handled electronically so no need to travel to FL, CA or Hawaii for closing.

You will receive the sale proceeds less a $20 Right of First Refusal recording fee ($41 for Aulani) and less a $150 Estoppel Fee and a 7.5% commission.

Any outstanding liens, mortgages, maintenance fees or late fees that may have been assessed to your property will also be deducted. Closing costs are typically paid by the buyer.

Please note as a foreign seller you will also have a mandatory IRS 15% withholding for FIRPTA (Foreign Investment in Real Property Tax Act) tax.  In most cases, the sellers receive a refund of the tax but this cannot be guaranteed.  The determination of any refund is provided by the IRS after closing.  There are 3rd party companies who can assist with this process as well.

For non-Hawaii residents selling Aulani:  you will be assessed a 7.25% HARPTA ( Hawaii Real Property Tax Act) tax on the selling price at time of closing by State Law. You should consult your Tax Preparer about eligibility for refund or a qualified HARPTA specialist.

Key factors that affect the value of the DVC membership are as follows: Resort, Deeded number of points and points available. Once we chat with you, we can discuss the current pricing options and what your contract may be worth.

For closing on any of the Florida properties we recommend using DVC Title and Escrow. For closing on any Grand Californian, Villas at Disneyland Hotel or Aulani contracts we recommend using First American Title. Both of whom we have great relationships with and give us great pricing as a result.
